1270 Madison Avenue

Formerly the Jackson Hole restaurant, 1270 Madison Avenue is located on a prime corner location in the Carnegie Hill neighborhood of the Upper East Side. Close to Fifth Avenue’s Museum Mile, it is also steps from some of Manhattan’s elite private schools such as Spence, Dalton, and Horace Mann. In 2014, our team was asked by the Landlord to source a new commercial tenant that would be suitable for this six-story mixed use building. The team was able to speak with a longtime client, Eli Zabar, the gourmet market operator, to see if he would be interested in expanding his footprint into the area. 

Mr. Zabar decided to take over the space as a grab-and-go café, offering baguette sandwiches and cold-pressed juices to busy locals, tourists, and hospital workers from Mt. Sinai. In the evening, he turned the café with Parisian-style seating into a wine bar, serving 25 different vintages along with classic bistro fare. The restaurant was designed by acclaimed architect, Richard H. Lewis, who is known for designing the world-famous French brasserie, Balthazar.
